Do I need a building consent?

DeckA building consent is only required before building a deck if it would be possible for a person to fall more than 1.5 metres either off the deck, or if it collapsed. The construction would still need to comply with the building code. (Note: A building consent would not be required for the deck pictured.)

What information is needed?

Specific information to include in a building consent application for a deck:

  • Site plan with deck location
  • Deck construction details (i.e. concrete or timber, footings, piles, bearers etc.)
  • Barrier construction details
  • Details of stairs construction
  • Surface slip resistance
  • Detail of junction with building to maintain weathertightness
  • Engineered design if outside the scope of NZS3604.

Note: Using a qualified draughtsperson or architect should lead to reduced processing times and costs.

Also refer to the building application forms and fact sheets and the Waimakariri District Plan.
